Shenzhen's real estate sales data for 2012 show more transactions for new homes than in 2011 and a slight decline in overall transaction prices.

According to data released this week by the Shenzhen Municipal Urban Planning, Land and Resources Commission, 40,332 newly built apartments, covering 3.7 million square meters, were traded last year. That's a 26-percent increase from 2011 in the number of new-home transactions and a 34.8-percent increase in total area.

The city's average home transaction price in 2012 was 18,900 yuan (US$30,334) per square meter, 100 yuan less than the average price in 2011.

Transactions in central districts — Futian, Luohu and Nanshan — accounted for 15 percent of the city's total home transactions in 2012, continuing the decline of 2011's 16.7 percent, which was a decline from 2010.

Prices rose 20 percent for new homes traded in Luohu District, the city's largest price increase by percent. Industry insiders said 70 percent of new-home deals in Luohu came from the Hezhengrongyue property, at an average transaction price of 32,654 yuan per square meter that was much higher than prices for most properties that opened for sale in 2011.

Vanke led local home sales by total area and revenue in 2012, for the fourth consecutive year, said Wu Shangjin, a chief researcher with local real estate website Shenzhenhome.com.
